Maintenance of service charge accounts


Service charge accounts exist for the benefit of tenants.  The account is maintained in respect of the aggregate amount expended by the landlord form time to time.

Quality services must be provided equitable to the value of their money.  This account is maintained and availed upon request for the inspection by tenants and landlords to ensure that: –

All charges in respect to electricity consumed in the premises in the common parts of the building including the operation of all electricity operated apparatus and machinery there in.

The services of such cleaners as the landlord shall consider necessary for cleaning and keeping tidy the common parts of the building.

Water consumed in and conservancy charges payable in respect of the building and in the common parts of the building.

The services of a caretaker or the premises manager, the services of such security staff as the landlord shall consider necessary for the protection of the premises both during the day and night.

Refuse collection and any other services, which the landlord may provide.

All repairs and maintenance not being of structural a nature

The costs of the public liability and fire insurance policies
